Per our discussion, this is mostly focused on Mount Pleasant, James/Johns Island, Park Circle, and West Ashley

New Construction
here’s a list of potential options if you did decide to go that route! Please let us know ahead of time prior to going to their spec homes.
Point Hope - https://pointhopecharleston.com This is a mixture of pulte, dell web, David weekly, and toll brothers new construction homes. They have model homes one for each builder if you want to go check them out.
Twin Lakes - https://dreamfindershomes.com/new-homes/sc/johns-island/twin-lakes/ This is on John’s Island built by dream finders. We honestly had a terrible transaction with this builder and I don’t personally recommend them.
Parks Edge at Carolina Bay - https://www.pulte.com/homes - This is in West Ashley, just sold one of these and had a great experience with pulte. They also have another community sea island preserve on Johns Island that I love but I think it will feel too far out for you.
Stono Village - https://www.khov.com/new-construction-homes/south-carolina/hollywood/stono-village/, This is going to feel too far out for you guys but I do like this builder.
